The following details and specifications are subject to change and may be added to and or modified as we move through the design process. The developer will arrange a meeting with all the purchasers early winter 2018 in order to go over the specifications and details and to ensure that everyones expectations are being met.
All the units will be built of concrete and steel
End units will have more windows in place , some opening
There are 7 blocks of buildings , each block with have its own exterior colour scheme
The plan is to have some Industrial Art scattered throughout the complex
Each unit will have 125 amps of power ( with 3 phase capability )
There will be a roughed in bathroom under the slab
There will be gas tube heaters in place in each unit except units 101 , 201 , 306 , 401 and 505.
Tel and cable ducting to each unit
Over head doors are steel , insulated and 12 wide by 14 ft high
The rear exterior man door is steel with a steel frame
The front entrys will be covered / there will be an aluminum framed window and door assembly
Each unit comes with one parking stall plus one can park inside the unit or in front of the overhead door
One can build an office , bathroom , mezzanine , second floor office with a bathroom , kitchenette , boardroom – all these improvements will have to be done with a permit , built to code and comply with the current zoning .
Demising walls will either be concrete or steel stud , insulation and fire rated drywall
I AM SELLING YOU THE SHELL UNIT ONLY , THE PRICE DOES NOT INCLUDE ANY IMPROVEMENTS UNLESS AGREED TO IN OUR CONTRACT . I CAN ARRANGE TO HAVE ANY REQUIRED IMPROVEMENTS BUILT IN PLACE FOR YOU FOR AN EXTRA COST TO THE PURCHASE PRICE.
